Contact Roof RightA New Roof Is Only as Good as What’s Underneath It
A new roof can look great from the street, but some of the most important decisions happen in places you’ll never see once the project is finished. We’ve seen that firsthand on our Reisterstown projects. One homeowner called Roof Right because of a leak around a vent pipe, but our inspection found water-damaged decking underneath an 18-year-old roof. Another replacement involved several sections of soft plywood that needed to come out before the new shingles went down. On another Reisterstown home, the roof replacement included new bathroom vents, additional waterproofing, step flashing, and changes to the attic ventilation system. We look at the roof as a complete system. Shingles are part of it, but so are the decking, flashing, waterproofing, ventilation, and roof penetrations underneath and around them.
What We’ve Found Under Reisterstown Roofs
Sometimes the problem you can see is only the beginning. Our recent Reisterstown projects have given us several examples of what can be happening underneath an aging roof and why inspecting those components matters before deciding how to fix it.

We Get Up on Your Roof So You Don’t Have To
As part of our commitment to excellence and our mantra, Here to Serve, one of the things that separates Roof Right is our 17-point inspection. This process helps us look beyond the most obvious roofing problem. We check areas like shingles, flashing, seals, roof penetrations, and attic ventilation so we can give you a better understanding of what’s happening with your roof.
That’s especially important when you can’t see the whole problem from the ground. On one Reisterstown project, the homeowner knew a vent pipe was leaking. Our inspection helped uncover damaged decking underneath. On another home, the condition of the roof led to decisions about how the attic should be ventilated after replacement. We get up there, take a look, and explain what we find so you can make a more informed decision about your home.
Before Comparing Roofing Estimates, Ask What’s Under the Shingles
Price matters. But if you’re comparing two Reisterstown roof replacement estimates, make sure you’re comparing the same scope of work.
- Ask what happens if soft or damaged plywood is found.
- Ask where ice and water shield will be installed.
- Ask how sidewall and penetration flashing will be handled.
- Ask what ventilation system is being proposed and why.
- And if you have a porch, chimney, skylight, vent, valley, or another area that changes how water moves across your roof, ask how that area will be protected.
The shingles may be the easiest part of two estimates to compare. The details underneath them are often where the bigger differences are.
Why Reisterstown Homeowners Choose Roof Right
Our Reisterstown projects show what Here to Serve looks like once we’re actually on the roof. It means finding damaged decking underneath what started as a vent-pipe leak. It means replacing soft plywood instead of covering it with new shingles. It means recognizing when a powered attic vent makes more sense than adding ridge ventilation. And it means properly waterproofing a new bathroom exhaust penetration instead of treating it like a simple hole through the roof. Those details aren’t always visible when the project is finished, but they’re a big part of how your roofing system performs.

FAQs Regarding Our Residential Roofing Services
Does a leaking vent pipe mean I need a new roof?
Not necessarily. A leaking penetration can sometimes be repaired on its own. On one Reisterstown home, however, a vent-pipe leak had already caused damage to the decking underneath an approximately 18-year-old roof. The condition of the surrounding roof and what we find underneath help determine whether repair or replacement makes more sense.
Can you add a bathroom exhaust vent through an existing roof?
Yes. We’ve completed this type of project in Reisterstown. The new roof penetration needs to be properly waterproofed and integrated into the existing shingles so adding ventilation inside the home doesn’t create a potential leak outside.
Do you always install ridge vents with a new roof?
No. The ventilation plan should fit the home. On one Reisterstown replacement, we installed ridge ventilation. On another, the home used a powered attic fan, so that unit was replaced with a new thermostat-controlled powered vent rather than combining the two systems.
Why is ice and water shield installed in some areas but not others?
Certain parts of a roof are more vulnerable to water intrusion. Depending on the roof, ice and water protection may be used at eaves, valleys, penetrations, or other areas that need additional waterproofing. On one Reisterstown project, the wraparound porch received a full layer of WinterGuard.
What You See on the Roof Is Only Part of the Story
A leak around a vent, an aging shingle, or a soft spot can be the first clue that something needs attention. What matters next is figuring out how far the problem goes.
At Roof Right, we get up on your roof so you don’t have to. We’ll inspect the roofing system, explain what we find, and help you understand whether the next step is a repair, replacement, or something you simply need to keep an eye on.
