Over time, layered roofing systems and deteriorating decking can compromise the structural integrity of a roof surface. By removing the outdated materials and installing a modern standing seam metal roof system, this project provided the homeowner with a durable, weather-resistant solution designed to last for decades.
Standing Seam Metal Roof Replacement in Baltimore County: Project Overview
Our team replaced the entire roofing system on the home’s wrap-around porch. In total, the project covered roughly seven squares of roofing surface.
First, we removed and disposed of two layers of decking materials. The existing structure included a layer of plywood installed over older wood planking. Multiple layers like this can trap moisture and create uneven roof surfaces. Therefore, removing everything down to the framing allowed us to rebuild the roof correctly.
Next, we inspected the underlying rafters. Several rafters showed signs of wear, so we sistered them with new 2×6 lumber. Sistering strengthens the roof structure by fastening new lumber alongside the original framing. This step ensures the roof can safely support the new roofing system.
After reinforcing the framing, we installed new 1/2-inch CDX plywood decking across the entire porch roof. CDX plywood is an exterior-grade roof sheathing designed to resist moisture exposure while providing a stable surface for roofing materials.
Once the decking was in place, we prepared the roof for its new metal system. Our crew installed high-temperature Ice & Water Shield across the entire surface. This self-adhering membrane creates a waterproof barrier that helps protect the roof from moisture infiltration and ice dam issues.
With the underlayment installed, we began installing the Englert A1000 standing seam metal roof system. This system features 1.5-inch tall seams spaced 20 inches on center. The raised seams conceal the fasteners, which helps reduce exposed penetrations in the roof surface. As a result, standing seam systems offer strong long-term leak protection.
Because metal roofs shed snow quickly, we also installed a staggered row of snow guards along the eaves. These guards help control snow movement during winter storms. Consequently, they help protect walkways, landscaping, and the porch structure below.
Finally, we tied the metal roof into the existing asphalt shingle roof on the rear addition at the valley. This transition ensures proper water flow and a watertight connection between the two roofing systems.
